Dear Sir/Madam re; DISPUTE shop 243 Portland Rd SE25
I have just heard the most disturbing news. As you recommended I contacted Daniel Ginsbury of Ingram Winter Green who act for Fineland Properties Ltd, 43 Vincent Court (also known as Fine Land Properties Ltd. 2 Hillcrest Av. NW11 or Fineland Properties Ltd C/O Messrs Elliot Woolfe & Ros, Equity Hse, Edgeware ) The people to whom your client S J Patel sold the freehold of the above property.
And what they are telling me in a letter of 2 June is that either you or your client S J Patel has defrauded them by not informing them that there is a dispute at that property. As you know I am actively collecting information about your client’s fraudulent activities up to now, and am still pressing The Metropolitan Police to investigate these matters. As you see I am copying this further information to them. Perhaps this will add weight to encourage their enquiries.

My Solicitor has forwarded a copy of a letter addressed to him but referring to the DISPUTE at the above property. First of all let me make clear that any previous letters or copies to you of letters sent so far are written by me. My solicitor acts on the clear understanding that he gets involved when I ask him to. I have instructed him that any further unbidden correspondence from you (or your clients) in the future is to be returned to you unread.
I assure you I am more than capable of dealing with my interests in this matter. (as many Solicitors have found out in the past . . usually to great cost to their clients and to themselves if they have not acted entirely honestly and properly . . . ask Lister and Wood just for one) whether your clients take legal advise or not is up to them . . . . I STRONGLY RECOMMEND IT.
But you say your clients are “concerned to act in a reputable and responsible fashion at all times.” . . . let’s hope that that is true. Since already we have a problem. You write (several times and unequivocally) that your clients “had no knowledge of any dispute between ourselves and the freeholder of the above property.”So let’s deal with that first shall we? I am going to assume that they did not purchase the property without legal advice (and therefore responsible for any legal cost and damages arising themselves) and that they did indeed have legal advice from yourselves since you say you act for them.
If that is not the case please furnish me with details the firm that was responsible and ignore the rest of this letter.)
Your statement that your clients had no knowledge of a dispute means that either you were NEGLIGENT in not making enquiries before contract on that issue. Or you did make enquiries and the vendor fraudulently claimed that there was not. Can you please inform me which is the case?
If it was the former, then you should consider yourselves responsible FOR ALL CLAIMS, DAMAGES AND LOSSES THAT YOUR CLIENTS ARE VERY LIKELY TO INCUR in the resolution of this dispute.
I assure you I intend them to be considerable . . not to say EXTRAORDINARY. This dispute is about fraud deception, blight, damage, trespass, racial abuse, threat of fire arms . . . the list is endless. You should also inform your clients that depending on the enquiry that is now taking place into the circumstances of the planning application itself by the Local Government Ombudsman (expected any day now) I will be considering going to Judicial Review to have the Planning Permission annulled. The expense of which I will be laying at the door of the freeholder (now your clients) for the deceptions that were made in the application.
Unless of course the previous freeholder, SJ Patel AND his Solicitor lied to you about the existence of this dispute, in which case your clients can recover any losses they may incur from them both.
The alternative is of course that you are deliberately lying to me on your clients behalf. . . . . NOT A GOOD IDEA IF YOU ARE. The last Solicitors who did . . Lister & Wood are branded on my websites as malicious lying threatening villainous IGNORANT TOSSERS. And if I discover that it is the case you are lying to me . . . you will be joining them there.
The last Company that lied to me about not knowing about a dispute were C**tis H**nes Ltd. A multimillion pound chain of Estate Agents, of ten branches based in Bromley. . . . that is to say they were . . if you look them up you will find that Company no longer exist. They went into voluntary liquidation, but not before they had closed six of their ten branches.
WHY? . . . because they lied to me about knowing about a dispute. I went after them and single handily took them to pieces. LITERALLY. This is a famous case still well remembered in Bromley.
Do not get confused with C**tis H**nes . . that now exists . . the Company that rose from the ashes . . . with my consent . . . but not before finally settling with me first. . . the compensation I received paid for the flat now in dispute . . . talk about irony?
As I say . . I am more than capable of dealing with the matter myself.
Notwithstanding all of the above. And presuming that the previous freeholder S J Patel 2 Wickham Avenue Shirley Croydon, fraudulently stated there was no dispute. You say that your “client is not unwilling to assist” and I will assume for the moment that is correct.
If you go to my websites you will discover that I am encouraging the Metropolitan Police to look into the fraudulent activities of a certain Mr S J Patel of 2 Wickham Avenue Shirley. . . . most particularly all the lies he told at the outset. Please furnish me with any evidence you have of any deception to you and I will forward them to the Police for their consideration.

I heard of this on 17th May from Denniss Matthews of 145 Anerley Rd, London SE20 8EG. Solicitors acting for the vendors. So I enquired, of Denniss Matthews. “I do hope your obnoxious client S J Patel or yourselves have instructed the new owners as to the extent of the dispute between ourselves and any owner of the freehold of the said property.” . . . Now . . . I don’t yet know if they did or not. . .YET . . . But I had a bet with my own Solicitor . . . I’ll bet the next letter we get says . . . “We didn’t know anything about it.” . . . And sure enough from Ingram Winter Green, Chancery Lane, on the 2nd June we get “our client Fineland Properties Ltd genuinely had no knowledge of any dispute between yours and the previous freeholder who sold to our client, . . .” . . . and . . . “This situation was clearly not of our client’s making, nor within our client’s knowledge until very recently. “
So apparently this property company , one presumes street wise in matters of property, didn’t bother to ask either the vendor, or the proprietor of the shop if there any outstanding problems of any kind or any disputes. They just bought it anyway. . . . Well who can say at this time? . . . . . One thing I do know they didn’t ask me . . . Strange that . . They didn’t bother to ask the person who owns 2/3rd of the building. They didn’t enquire of Croydon Council if there were any little matters they should know about . . Or if they did Croydon Council didn’t inform them about the little dispute that takes up perhaps 25 pages of webspace here on www.croydoncouncil.info . . . . . . . .below are my replies.

Last week I wrote letter to you on the subject of the dispute at 243 Portland Rd which your clients purchased. I asked you a number of very reasonable questions. One of which was. . .
“Did you or did you not make inquiries before contract in the matter of disputes?” If you remember my letter finished with. . . . “I look forward to . . . No in fact advise . . . Your early reply in this matter.” . .To which I still have not had a reply.
If I do not get a reply in the next day or so I will be entitled to assume that you knew very well that there was a dispute and that you Ingram Winter Green Solicitors conspired to defraud me, with your clients Fineland Properties Ltd, 43 Vincent Court (also known as Fine Land Properties Ltd. 2 Hillcrest Av. NW11 or Fineland Properties Ltd C/O Messrs Elliot Woolfe & Ros, Equity Hse, Edgeware) in that matter. Further I shall be saying exactly that on my website, until you deny it, in writing, with evidence.

So what does all this mean? . . Here we have two Solicitors . . One A claiming the other B defrauded their Client by inference . . (If you assume that they made inquiries before contract, and it is beyond belief they did not). . . . What does Solicitors B do about that when I inform them? . . . Absolutely nothing. . . Doesn’t bat an eyelid . . . He gets accused of defrauding someone every day of the week obviously.
Now . . it gets better . . . you see all B has to do is say . . “Well of course I informed them about the dispute.” . . . and that would be the end of it. . . . for them . . and B had the opportunity to so when I first inquired on 23rd May and . . . . . when I pointed out what A had said about them 8th June.
It’s not the end of it for Solicitor A of course. But that’s not B’s problem. . . . . . OR IS IT? . . .
Now it is perfectly obvious that B had no intention of saying yes or no . . or even replying to my letters. . . And I presume A also had that in mind . . . after their initial clever clogs letter of 2nd June . . . But what they all had not reckoned on was this . . . IT IS ME THEY ARE DEALING WITH . . . But much worse than that . . .
IT IS ME . . .ARMED WITH A PAGE ONE SITE ON GOOGLE . . . they could not have anticipated that in their wildest dreams. . . . . Nightmares rather. Already they are listed on Google page 2 under Lying Solicitors.
When you bear in mind how much these people spend on web sites to promote themselves you have to consider they are not too happy about that prospect . . . and are putting up with it because they have no choice. So unless I hear from one of them very soon . . . . I am going to presume that Denniss Matthews Solicitors Anerley conspired with Ingram Winter Green Solicitors Bedford Street and their clients S J Patel 2 Wickham Avenue Shirley and Fineland Properties Ltd (also known as Fine Land Prope Ltd . . . To defraud me of my considerable claims in the matter of this dispute.
WHAT YOU CAN BE SURE OF . . . IF BOTH OF THEM ARE STILL HERE ON MY SITE IN A FEW WEEKS TIME . . . WITHOUT ANSWERING THIS SIMPLE QUESTION . . . THEN THAT IS EXACTLY WHAT HAPPENED. . . .AND I WILL BE REPORTING THE MATTER AS A CRIME . . . CONSPIRACY TO DEFRAUD.

These sites were created because Solicitors Ingram Winter Green and Denniss Matthews will not respond to my many letters, and because The Law Society will not investigate all this:-
The reason these sites are still here presumably, is because they are ALL not willing to answer the simple question . . “Did you or did you not conspire with your clients, S J Patel, Nathan & Ruth Teitelbaum of Fineland Properties Ltd, to deliberately LIE, CHEAT and DECEIVE in order to DEFRAUD me of my considerable claims against them?” . . well not in Court anyway. . . lying is one thing . . perjury another. For the removal of doubt, I have never called Daniel J Ginsbury “a lying, conniving, scheming piece of pig shit, low life life gutter scum”.
I merely ask the question? If all of the above is true would that make him one? Daniel Ginsbury declines to ans either the former or the latter. It is true that I accuse IWG of being a bunch of total tossers for allowing these sites to be here and are not able to fathom a way out of this dilemma. I didn’t know anything about my sites being down until I got a knock at the door last night. It was a reporter from the Daily Mail who was trying to contact me about my campaign in Croydon and to INFORM ME that my sites were down . . . .
The upshot is . . . after a lengthy interview and a long photo shoot we are to be featured in the Daily Mail. (how could you arrange for Richard Pendlebury Daily Mail reporter to contact you at home and inform you about your sites being down? . . . You couldn’t dream it up could you?)
The best bit is my sites will be up and running UNALTERED in a few days and hosted in Brazil where you can do sweet FA about them.
IF YOU GOT ANY THREATS TO MAKE . . MAKE EM TO ME . . . OK?
